The hard water in our area accelerates sediment buildup inside tank water heaters. Calcium and mineral deposits settle at the bottom of the tank over time, forcing the burner or heating element to work harder to heat through the layer of sediment. This is the most common reason water heaters in Montgomery and Bucks County fail earlier than their rated lifespan.
Older homes in Lansdale, Doylestown, Warminster, and throughout the region often have original water heaters that are well past their expected life. A tank water heater typically lasts 8 to 12 years. Tankless units last 15 to 20. If your unit is approaching or past those ranges, small problems tend to multiply fast.

Most tank water heaters last 8 to 12 years. If yours is under 8 years old and has a straightforward issue like a bad thermostat, failed element, or faulty gas valve, repair almost always makes sense. The unit still has years of life left and the repair cost is typically far less than replacement.
Over 10 years old with recurring problems, rust-colored water from the hot tap, or water pooling around the base? Replacement is the smarter investment. A leaking tank cannot be repaired. Rust inside the tank means corrosion has compromised the lining. Continuing to repair a unit in this condition is throwing money away.
